We have 4 RV Lots situated on the western side of our 3.5 acres in the heart of Fletcher.    It is owner-occupied and geared more toward older travelers (55 and older) that are looking for a more quiet place for RVing for weekly/monthly seasonal availability.     Each campsite is set up with a fire pit and a picnic table.  All lots are gravel back-in sites that do require a more experienced traveler for backing into the site and leveling the RV.  Recreational vehicles that are less that 38' are recommended.  We can accommodate slightly longer than thirty-eight’ with a very experienced driver for backing into the site.  If you have questions, please call us.    An application is required for renters which will include a tenant background screening.   The following rules were established to maintain high standards of cleanliness, safety, and maintenance, with a “Good Neighbor Policy” in mind.  • No illegal drug use or illegal activity permitted • Alcohol consumption is allowed at your site only •  Please note “NO SMOKING” pertains to the entire park. No smoking or any tobacco products are permitted outside of the RV • All pets must be registered at the office. Maximum of 1 pet per site. Pet rules will be issued, and compliance is mandatory. Remember cats are pets too, and the rules apply to them. They are not to be let out to run loose. The following breeds are NOT allowed in the park: Doberman Pinschers, Pit Bulls, Pit Bull Mixes, and Rottweilers. • Pets must always be on a leash with the owner when outdoors. Pets cannot be tied outside and left unattended. • Each site is limited to one (1) RV and one (1) vehicle. If there is room on your site, you may park an additional vehicle if it does not stick out beyond your site area. • The RV must be well-maintained and in excellent overall condition. • Vehicles must be well maintained (no oil leaks) and operate safely. The speed limit in the park is 5 MPH (miles per hour). Inoperable or unlicensed vehicles are not permitted. Vehicles are to be parked only in the space intended. The common areas are not for parking. All vehicular noise is to be kept to a minimum. Please be mindful of your neighbors when warming your diesel engines — they can be very loud. Recreational use of motorized bikes, motorcycles, or ATVs within the park is not permitted. •  Guests must pick up after their pets. • We require the use of sewer gaskets/seals. Sewer hoses should be raised off the ground. We have septic tanks in the park so we require tanks to arrive empty. If you need a place to dump your grey or black water tank before arrival the closest station is located at Camping World of Asheville (2.8 miles from our park located at 2918 N Rugby Rd, Hendersonville, NC 28791) arrival with an empty tank then allows hookup to the park’s septic system. • Green Garbage Receptacles: Garbage cans can only contain sealed trash bags. Do not throw unbagged trash directly in the trash can. Not only does it attract bears, but the local town ordinance also requires all trash to be bagged. We do have black bears that roam in our area at times so do not leave food out and any garbage much be disposed of in secured trash bags and placed in the green garbage cans located at each lot. • Blue Recycling Receptacles: Recycling pickup is available- all items for recycling must be rinsed and placed in the designated blue Receptacles Emergency and Safety If you need to call 911, and time allows, please also notify us as well. Guest access: From the moment you enter the camp and go across the massive bridge that gthat takes you over  over laurel creek you will begin to feel the beauty and power of this property, that lies along a section of an old rail road bed directly off Tn hwy 91 ~2 miles South of the Virginia tn border. The campground is located adjacent to the new Laurel Creek Trail which is a federally funded rail trail conversion project that cost over $350,000 so far and is a park like setting from the campground to the Virginia state line and is Destined to be extended directly into Damascus in the near future and will connect up with the famous Creeper trail! To access the trail from the 5th wheel head to the north end of the property, follow the gravel road up towards the bathhouse area you will see a trail that drops back down onto the old railroad Bed and then go about 50’ and your on the new trail. We are the only private property with direct access to this trail, if you go about 1/2 mile down the trail from here is a section of the legendary Boone Trail aka FS Butt Mountain trail which has been really improved upon recently and it goes all the way up to the Iron Range Trail which you can then hike directly into Damascus or all the way over to the infamous Backbone Rock even, this trail was The old Appalachian Trail Route before they made the new route the next Ridge west of here, but this area offers a much more peaceful hiking experience and is really amazing given the mild climate we get here with abundant wildlife  this place is awesome! Other things to note about hike-in sites:  There are two different areas that we offer hike-in sites here, as there are two massive ridges that rise up directly in back of the lower campground, the north ridge requires a very difficult hike with no gear delivery availabile yet and is only available upon special requests for now.  The South Ridges #11 campsite while you will feel totally remote offers views Of the valley below and of Highway 91, where you’ll be able to see and hear the motorcycles and logging trucks rumble through, which really makes for a spectacle.You May want to consider renting machines through a local outfit in Mountain city who can deliver For a very reasonable prices And ride the trails at Doe Mountain off road park one day too.   Leave No Trace sites-  Plan ahead and be prepare; Travel and camp on durable surfaces ; Dispose of waste properly; Leave what you find; Minimize campfire impact; Respect wildlife. Be curdious of other campers. Cutting, chopping or damage of any kind to trees and plants, large or small, is strictly forbidden. No removal of plants, trees or rocks. Digging is not allowed. Do not dismantle the rock fire rings. Do not pour out candle wax. Stay on marked trails. DO NOT USE GPS, Google Maps, MapQuest, etc. they will bring you down an old logging road, not the asphalt entrance. Please use the directions below from either Waynesville or Sylva. The Campground is just 7 miles south of Waynesville and 8 miles north of Sylva, just off the Blue Ridge Parkway in Jackson County, North Carolina. From Waynesville: * Stay on US 23S/ US 74W * Go Past Exit 98 * Go Past Rest Area on the Right (3.3 miles past Exit 98) * Go Past Entrance to Blue Ridge Parkway on the Right (4.5 miles past Exit 98) * IMMEDIATELY GET IN THE LEFT LANE! * .5 Miles Go Left on Candlestick Lane (Just past Mile Marker 93.7) * Take the first Right only 322 ft. on to Old Balsam Depot Road at the Moonshine Creek Bill Board * Go up a hill, over the RR tracks, pass the Post Office on the Left, Follow the RR tracks .3 miles * AT THE FORK IN THE ROAD STAY TO THE RIGHT! * Cross the RR tracks a 2nd time on to Old Balsam Depot Road * The Balsam Mountain Inn will be on your Left * Stay on this Road 1.5 miles it will turn into Dark Ridge Road, the Campground will be on the left. From Sylva: Note: If coming 441 from Franklin when you get to Dillsboro stay straight. Do not go right and through Dillsboro to get to Sylva. Go straight through the light and up the hill, follow the signs for US 23N/ US 74E * Stay on US 23N/ US 74E * Go approximately 8.5 miles (Just past Mile Marker 93) * Look for Green Balsam Highway sign on the right. * Take the next right on to Candlestick Lane * Take the first Right only 322 ft. on to Old Balsam Depot Road at the Moonshine Creek Bill Board * Go up a hill, over the RR Tracks, pass the Post Office on the Left, Follow the RR tracks .3 miles * AT THE FORK IN THE ROAD STAY TO THE RIGHT! * Cross the RR tracks a 2nd time on to Old Balsam Depot Road * The Balsam Mountain Inn will be on your Left * Stay on this Road 1.5 miles it will turn into Dark Ridge Road, the Campground will be on the left. From Blue Ridge Parkway:  * Just Past Mile Marker #443 get off Parkway at Balsam or at US 23/ US 74 * Go Right on US 23/US 74 and immediately get into the left-hand lane. * .5 Miles Go Left on Candlestick Lane (Just past Mile Marker 93.7) * Follow Directions from above from Candlestick Lane.
