Open Acres RV Park is a family-owned and managed RV community located in Springtown, Texas. We primarily serve guests who want a long-term RV community in the Dallas-Fort Worth Metroplex. The park has 20 RV spaces, which feels much more like a community and results in a quieter, more peaceful retreat. In addition, the owners live onsite and take great pride in the property to ensure each person has a wonderful stay and that the property is well-maintained and clean. Staying at Open Acres RV Park, you will be far enough away from the big city to enjoy a peaceful stay in the countryside, but still close enough for an easy commute into town. Since the park is located on Highway 199, you’ll have quick access to everything you need.

Long-Term Guests

All long-term guests staying 30 days or longer will need to review and sign a site service agreement.

Security Cameras

For your benefit, we have security cameras on the property.

Laundromat

Please leave the Laundromat as clean as you found it. Remove clothing from Laundromat promptly. The RV Park is not responsible for lost or stolen items.

Furniture

No window unit a/c, freezers/refrigerators; no furniture other than customary “outdoor furniture”, no perimeter fencing; barriers nor pallets are allowed unless approved by park management.

Clothes Lines

No clothes lines or other devices for the hanging and drying of laundry outside of your unit allowed.

Vehicle/RV Washing

No vehicle or RV washing in the Park. We are on a water conservation program year around.

RV Waste

No RV waste tanks shall be flushed in the RV Park unless the flush water flows directly into the sewage system.

Water Discharge

All water discharged from a recreational vehicle (RV), except air conditioning condensation, must flow into the sewage system.

Watertight

You MUST use a watertight fitting at all sewer connections. You must have a screw-in or compression fitting for connections.

Grills/Campfires/Fireworks

Small gas and charcoal grills are allowed at your site. No campfires or fireworks allowed. Bottled gas for cooking purposes shall not be used unless the containers are properly connected by copper or other suitable metallic tubing. Bottled gas cylinders should be securely fastened in place. No cylinders containing bottled gas shall be located in a RV or within five (5) feet of a door thereof. State and local regulations applicable to the handling of bottled gas and fuel oil shall apply.

Vehicle Repairs

No vehicle repairs shall be made on these premises (let manager know if you have a vehicle issue). All coaches/trailers and vehicles MUST have current tags and/or inspection stickers.

Vehicles Types

No go-carts, ATV’s, dirt-bikes, skateboards, in-line skates, drones or remote-controlled toys, are allowed to be used in the park. No playing in the streets or water drainage areas for safety reasons.

Children

Children under the age of 14 must have adult supervision in all common areas. Children must always be supervised and accompanied by a parent/guardian.

Damages

Damage caused by you, your guests, or your family is YOUR responsibility. Cutting of trees and plants on park property is prohibited. NO GREASE or foreign objects in sewer. No digging or hammering stakes in the ground (there are underground utilities).

Vehicles

Maximum of two (2) vehicles per site. Do NOT park in empty sites or on your neighbor’s site without permission. Park only in your space. Please do not trespass on a site other than your own.

Water Hose

Please wrap your water hose in cold weather. If it freezes down into the main water line, then you will be responsible for the repair.

Cleaning

Your site must always be kept free of trash and litter, including cigarette butts. Do not let items accumulate or clutter under or around your unit. Please promptly dispose of your trash in the dumpster provided (at front gate).

Concealed carry permit

If you have a concealed carry permit, please register with Park Manager.

Illegial Drugs or Activities

No illegal drugs or activities will be tolerated on the RV Park property. Alcohol abuse will not be tolerated. No smoking, and No alcohol permitted in any building. Please report any illegal or suspicious activity to manager.

Quiet Hours

Quiet hours are from 9pm to 7am Sunday-Thursday, 10pm to 7am Friday and Saturday. If we must call the authorities one time for a disturbance at your site, you may be required to leave.

Speed Limit

The park speed limit is 10 MPH. Drive on the roads, not on the grass.

Pets

Pets must always be on a physical restraint when outside your unit. At no time are pets allowed to “run free”. Pets must stay up to date on all vaccines/shots and you must maintain active records. No pets are to be placed in outside pens/kennels or left tied up outside unattended. No pets over 85 pounds. Noisy or aggressive pets will not be tolerated. Cleaning up (removal of animal waste) after your pet is your responsibility. Pick up your pet’s waste immediately and dispose of it properly. This includes around your site and anywhere within Park property. This is a health issue for everyone and if you do not comply you may be fined or asked to vacate the RV Park. There is one dog park provided for you to exercise your pet. Use at your own risk and discretion. Please help us keep it clean for other guests.
