The following rules govern your use of the McWest RV Park facilities and are part of the terms of your lease agreement. These rules may be amended from time to time as necessary.

1. Speed limit is 5 MPH. Use the road, DO NOT drive in between the sites.

2. Check-in is at 2:00 p.m. and Check-out is at Noon.

3. Dogs must be on a leash and there is a limit of two (2) dogs per RV. We do not accept the following breeds: Akita, Doberman, Staffordshire Terrier, American Bulldog, German Shepherd, “Wolf Dog”, Great Dane, Husky, Bullterrier, Mastiff breed, Presa Canario, Rottweiler, Chow, Pit Bull, Cane Corso. Residents may be evicted for misrepresenting any of the above type of dog, as well as for being in possession of any poisonous, dangerous, endangered species or otherwise unauthorized animal. Our animal policies are strictly enforced and can be grounds for eviction.

4. Under no circumstances are dogs to be tied to outside of RV.

5. Owners must clean up after their pets, including inside dog runs. Pets must be on a leash, No pets left tied up outside unattended.

6. Quiet hours are observed between 10:00 p.m. and 7:00 a.m.

7. No trash can be left out overnight and all trash must be placed in the trash dumpsters, no junk around RV & no ice chests left out. Pick Up cigarette butts!

8. No inoperable or unregistered vehicles, or any repairing of vehicles is allowed inside the park.

9. On-site washing of vehicles or RV’s is prohibited.

10. Use of generator inside the park is prohibited.

11. No tarps, fences or cages are allowed for any reason in the park.

12. No blocking/parking in vacant campsites is allowed. Please be considerate of those arriving “after hours”.

13. All rates are for two (2) people.

15. No partial payments are accepted on monthly sites and no refunds for early checkout.

If you like it quiet and secluded then this is the place for you. Gravel lot, water, electric, sewer. It has what you need at a good price.

This Diamond in the rough was just what we needed for a weekend softball tournament close by. Found it at the last minute and so happy we did. From the ease of access, hook up, check-in process to the personalized communication from the owner in allowing us a little more time for check-out that she needed to for our tournament. Safe and Clean. No excessive amenities that you pay for and don't use, it is the perfect play to stop in for a night or two when you are in the area. The ranches around this area make for a beautiful drive to and from McKinney proper. We will keep this in our RV rolodex for this area in North McKinney.

Very simple, basic gravel property, hookups are all in a line about 10' apart. A bit confusing on site lines. Very nice people operating. It has the tiniest driveway apron I've ever seen on an RV Park. Be VERY careful. By the looks of the road, many have torn up trailers coming and going. Giant trench next to it covered by weeds. We had a huge crash, thankful minimal damage. The roads, to and from McKinney, nearest town are horrible, some are under construction too. Advise using approach from 75, Buc-ees very near ! The price is great for an overnight stay or several. Very quiet, peaceful.

Bare bones park with nothing but water, sewer and electric. The water was off the first day, no explanation why, no discount offered. Good location and price, few options available in the area.

Great park to stop at on way through to your destination. Looks like it would also be a great park for a longer stay. Clean, modern, and well maintained.

Peaceful place to park away from the hustle and bustle of the city. It would have been a 5 star if there wouldn't have been so much standing water from a heavy rain. They can't control the weather though. We will be back again.

I stayed there for 11 months. If you're looking for a quiet, safe, peaceful place to stay. You have found it. The site hosts are awesome. They are very friendly and helpful. I had very minimal issues in my time there, but when I did, they took care of it immediately. Will stay there again. Note: make sure your vehicle can handle the "awesome" Texas back roads.

As with any place always room for improvements, but tidy, basic, quiet, full hookups (water septic electric 30-50amp, no tv or internet-provide own) for the price daily weekly monthly can not be beaten

This park doesn't tell you where to 'check in'. There is no site assignment - just pick one. No one comes around to see that you are set up & what site you are in. Quiet hours are a joke, neighbors were doing car repairs at 10:30 at night. Only nice thing is it is full hookup and backs to some woods. We won't be staying here again.

It was small but clean. The people were kind and friendly. I found it interesting that the website said that RV's had to be less than 10 years old and clearly a number of the RV's there were older than 10 years. It was a good place for the price and since it's close to our family we will probably stay again next year.

Great spot for star gazing and convenient access to Mckinney and surrounding area. Location is in farm country with electric, water, sewer but no other amenities. We were here for 2 weeks and had no problems with the campground or other campers. Camp manager check on us to make sure our stay was problem free.

The manager changes the pricing on Rover Pass website, so the monthly fee it is never $600.00 a month. The manager has continued to change the property processing fee from $3.00 to $35.00 so the manager can make extra income. Rover Pass website has posted on its web services that it only charges the property owners $3.00 per reservation for the Rover Pass booking services to the property. Expect the pricing to continue to change and go up every month from what we have observed.

In 15 years, I’ve been living full-time at different RV, parks, resorts, and this place, which I don’t even know how to call other than Rv Hell . I’m a combat veteran of three different wars, and the riffraff that was running around that place sure brought a lot of bad memories back such as Somalia. The owners were made aware of the meth heads, in my last night there they were either part of it, or just watching the show, I don’t like saying anything negative, but stay away from this place there is a reason it was the cheapest RV park around .

Very affordable place in the area! All the connections you need for an RV. Very basic and not pretty but if you need a place close to the city, this is it!

Just a gravel lot with inconvenient hookups. Most spots don’t have the proper water connection. I had to move a coupler from another site to ours…site manager let me borrow a tool. Sewer hook up in our site was damaged so I had to move to another site when leaving to dump, just to find that sewer connection to be clogged, so my black water went everywhere. Won’t stay here again.

It’s appreciative there is electric water and sewer. There is no other and then as the place develops. It will be a nice place. I’m looking for a permanent resident in an RV park with amenities

Need to do more on there hook-ups. Hook-ups were not centralized. Did not have the correct water connection. Need to make it more easier and convenient.
