Lake Point RV Resort is situated on Lake Ray Roberts in Valley View, just 20 minutes north of Denton. Close enough for convenience, but far enough away from the busy city life. The 36-acre property is heavily treed and borders the Corp of Engineers land and the lake, providing a beautiful and secluded location. Some of the amenities our guest love about Lake Point are the peacefully walking trails throughout the park, lake access, dog park, playground, and a large community center that houses clean bathrooms/showers and a laundry room.

Our goal is for you to visit often or stay long term. We want you to feel at home while with us, and we will strive to accommodate your everyday needs. The cleanliness and maintenance of the property is of upmost importance to us to help you enjoy your time. 

Our park is all inclusive, therefore the prices include lot rent, water, electric, internet, and all amenities. This makes budgeting a breeze because you know exactly what your monthly costs will be.

Winter Weather Advisory

Winter Weather preparedness: The following is a required step to be taken when a freeze warning has been announced by the local weather authority as well posted by signs at the Lake Point RV Resort. When temperatures are to fall below freezing for multiple days and the Lake Point office has posted the “Freeze Warning” sign out, the water supply provided at each site by Lake Point RV is to be turned off at the hose bib and not used unless refilling your freshwater tank and the outside temperature is above freezing for the day. Lake Point RV Resort nor its affiliates are liable nor responsible physically or financially for weather-related damage to personal property.

Community Center Access and Use

The Community Center and facilities are available for all customers to use. Please respect others while using them. The Center hours of use are from 7am until 9pm unless special events or accommodations have been made with the office. Children 12 and under must be accompanied by a parent. Shirt and shoes are required when inside the facilities. No smoking or vaping in or around the immediate vicinity of the center.

Background Check

Your safety and security are our top priority. All prospective guests who plan to stay longer than 30 days will be subject to a criminal background check. The results of the background check are considered on a case-by-case basis. Your background check results will be kept confidential and will be performed by a third-party company.

Parking

Sites have room for 2 vehicles. No parking on grass or in the empty sites. No cargo trailers of any kind allowed in sites. Overflow parking may be available upon request. Unauthorized vehicles will be towed at owners expense.

Speed Limit

All guests will adhere to a 5 mph speed limit that is strictly enforced.

Trash

Place all bagged trash in the dumpster. No furniture, mattresses, appliances or large items.

RV Policy

All RV’s must be fully operational RV’s older than ten years must be approved by management prior to arrival. RV appearance must be well kept clean and neat. Window coverings must not be cardboard, wood, tin foil or uncommon window coverings. Coverings and awnings must be in good condition with no rips or tears. During the winter months Lakepoint RV Resort requires campers staying more than 1 week to have a heated water hose. All RV’s entering the Park must have empty holding tanks.

Quiet Hours

Quiet hours are 10:00 pm to 7:00 am. There will only be one warning for the violation of quiet hours.

RV Sites

RV sites must be kept clean and tidy. Patio furniture, bbq grills and portable satellite dishes are allowed. Everything kept on the site must be able to be moved by landscaping crews. No rugs on grass. There could be up to a $150 charge for any items abandoned on site. A $50 clean up fee will be applied to monthly invoices when dog waste is not cleaned up regularly. Do not drive or push anything into the ground without management approval. Absolutely no clothesline/ hanging laundry, outside appliances including window AC units, hot tubs or pools.

Police

We have a zero-tolerance policy involving police. If police respond to the resort for anything other than a medical emergency, you will be asked to leave immediately with no refund at the discretion of Lakepoint RV Resort owners and managers.

Pets

Friendly pets are welcome! Please pick up after your pets and keep them on a leash when walking throughout the park. Each site is permitted 2 pets. Pets cannot be left outside when you are not on site. Nuisance barking will not be permitted. We enforce zero tolerance of aggressive pets.

Laundry

Laundry facilities are open 24/7, please be respectful of others when washing and don’t leave laundry unattended.

Fires

No open fires are permitted on premises.

Water

No outside watering except for potted plants. No vehicle or RV washing.

Children

Children must be monitored and accompanied by an adult when playing outside or within the community center and facilities. Please go over campground etiquette with them if they are new to staying at an RV resort.

Lawn Maintenance

We ask that guests make sure their area is clear of all debris, outdoor furniture and pet waste so crews can maintain the lawn.

Internet

Wifi is complimentary to all guests at the community center. Hardwired high speed internet is available at each site.

Sewer

An airtight sewer connection is required at all times. Leaks in a sewage system must be repaired or replaced immediately. If not, the park will assume this responsibility at a cost to the guest. There will be a minimum charge of $50 for raw sewage cleanup. Lakepoint RV Park is on a septic system. No plastic items, condoms, tampon dispensers, straws.

Indemnity and waiver of liability

Customers shall indemnify and hold Lakepoint RV Resort harmless from and against any and all claims, demands, costs, expenses, water, wind, civil strife, or acts of God, actions or indications of other customers, guests, invitees or licensee of customer or any other customer actions or inactions (or those of their employees, agents or invitees), or any other causes related to customer’s use or occupation of the RV site. The management assumes no responsibility for accidents, injuries or loss from any cause.

Rights

Lakepoint RV Resort reserves the right to refuse service at any time and to have a guest vacated from the park property in the event of inappropriate behavior or infraction of this agreement without refund. The Owner & Management reserve the right to amend, to revise, & add to the rules & guidelines at any time. Under Texas law, you are not a tenant with a lease or contract. Anyone who fails to comply with these rules that benefit everyone will be asked to leave with no refund. (Texas Penal Code 30.05) Any guest who leaves without paying for site services or refuses to pay for site services when due, is subject to criminal prosecution. Lakepoint RV Resort is providing service hook-ups for tenant’s RV. Full payment is required in advance & any violations will be prosecuted under the “THEFT OF SERVICES LAW”. (TEXAS PENAL CODE 31:04)

Lake Point RV Resort is on 36 acres of heavily treed property that borders the Corp of Engineers land and lake.  We have walking trails throughout the property that are not shown on this map. This map only shows the RV sites. Premium lots are the back-in sites located on the perimeter of the map providing more shade and privacy. Premier spots are the pull-though sites on the left and right of the greenbelt in the middle of the park. The green belt includes community fire pits, seating areas, and decorative lighting. The remaining spots are our standard pull-though sites approximately 40' wide and 60' long.

Valley View is has a quaint little town square with some great restaurants. Bluebonnet Cafe and Coffee Bar serves breakfast, lunch and an assortment of coffees. York N Ale is a great place to grab a burger or some wings. Daily Donuts is great for a morning treat as well. Firelight Vineyards (on the square) and Edge of the Lake Vineyard are wineries in Valley View. For a unique experience there is a place called Oak Meadow Ranch close by that has exotic animals. Guests can do a wildlife tour and a 4-course meal at their steakhouse (reservations required).

Gainesville also has a nice downtown area with shops and restaurants. Frank Buck Zoo is located nearby in Gainesville as well. Leonard Park, which is right next to the zoo, has a great water park and large playground with picnic areas around it. Great spot for kids!

Being on the Lake Ray Roberts there are lots of fishing, boating, hiking, and biking opportunities close by too. Lake Ray Roberts State Park- Johnson Branch Unit is about a 10 min drive from Lake Point. Winstar Casino is about 20-30 mins north of us as well, and often times have concerts and other gatherings at their event venues.

A little further, but worth the drive, are the Fort Worth Stockyards. About a 45-55 min drive from Lake Point.

So much to do here, or you can just enjoy the peace that surrounds you at our beautiful park! Either way you won't be disappointed.  Reserve your spot today!!

A very welcoming place to stay. The community center, laundry, restrooms and showers were spotless. And Michelle was willing to help with any problems concerning downloading the app to do laundry, or wi-fi service. Many of the campers are so comfortable, they live here year round.

This resort is very well maintained. The dog park is one of the best we have ever seen. Michelle, the manager, was awesome. See was extremely friendly and had a very enthusiastic attitude. She came to our site while we were initially setting up to welcome us and to offer any assistance we might have had during our stay. She also visited us on our last night just as a friendly visit. What an awesome lady! Well done Michelle! The only suggestion that I have for this resort is having concrete site pads. This would make the site much more appealing but is not a reason not to stay at this resort. We will definitely return here again in the future. Would definitely recommend this resort to anyone needing a place to stay during their travels. We would give this resort more stars if we could.

We had a very nice stay. The only issue was the location of the utility connections. They are sent so far back that I had to get a second water hose to reach the water connection. I also had to put three sections of sewer lines together to reach that connection.

We stay here anytime we come to Gainesville to ride with our horse trainer. I love that Angel is easy to work with & she’s very accommodating. Love the Clubhouse; the decor, cleanliness, the ability to work in there with the wi-fi, the dog area, and the fire pit areas. The only negative is that the grass could be mowed more frequently.

This was such a great stop for our cross country trip. Spot 28 was the perfect location. Cleanest bathrooms I have ever seen. And the laundry facility was quick, clean and such a great unexpected treat.

The amount of dissatifaction for this rv park is numerous. First of many is that we needed to go purchase an additional sewer hose as we needed 35 feet to REACH! The office was not open and no reservation paperwork was left outside to direct us to our site and this was during business hours. The dog park needed to be mowed in the worst way and the garbage in the dog park was so full the lid needed to be smashed down. The club house was nice, however, i needed to do a load of laundry so i got quarters not knowing that i would have to download an app, add money (min of $10) when i only needed 1-2 loads and no drying. and very frustrating was the fact that there was no wifi without a router! It took 20 mins to download the app. Who carries a router with them? I camp to get away for all the electronics. and then there were the flies! We visited family while we were there and they have livestock all around their home and we didn't experience as many flies as we did in your campground. It prevented us from enjoying an evening outside. It was almost like there was something DEAD around our campsite. and finally, when I went to extend our stay by 1 day, the office AGAIN was not open. I called and paid but wondered if i hadnt, would the park even catch on? I will not recommend this park nor will i stay there again.

Very nice RV park. Beautiful location. I’d still be there except my RV was severely damaged recently. The only issue I had was when I pulled out 10 days into the month due to my RV being damaged in severe weather I asked for a partial refund since i had to leave so early. No one ever got back to me to tell me no. I completely understand if they refuse to give refunds for people who pull out early. But I had no choice. I was told the refund policy had recently changed. And I completely understand so there’s no hard feelings. It just would have been nice because that was more than half the month. I’d hope in the future the owners would take that into consideration if that would happen to anyone else. But the positives of this place far outweigh that one issue. The sky in this place is larger than anywhere else I’ve ever been. Stars are beautiful here on a clear night. Dog park is very nice. They even have a dog wash for the pups. Loved the hiking trails. Clubhouse was very nice. I’m really going to miss this place.

Shade trees would be nice. I got very frustrated in having to load an app just to do 2 loads of laundry during my 3 night stay. My interactions with the manager were electronic, I never saw her or spoke with her directly. She was nice when we communicated about my having slightly bumped the office's awning with my camper.

Restrooms were impeccable, but there were only two. The pads were not paved, but were level. Water, sewer, and electric were in great shape. It was muddy, but they had just endured a major storm. I will stay there again.

What a great place to spend a few day or months. Angel runs the Resort and she actually is an angel. The property is a couple of years old and we have followed it from conception. Well thought out and laid out. Quiet and just good folks. It's our North Texas go to.

MUD MUD MUD Every time it sprinkles rain drops the entire grounds become a Black Clay Mud Pit. Black clay is so sticky you gain 10 pounds of weight walking to your vehicle.

This campground had an amazing club house that was extremely clean, large, many activities and superior restrooms. There are many sites with the entire property being gravel. In our opinion, the site pad was a bit narrow but we have a large 5th wheel camper. We walked to the lake but there's really not much there besides water. The host is extremely friendly and helpful.
