Brazos River Retreat, located just 25 miles from downtown Houston and 20 miles from the Medical Center, is a hidden little honey hole. Most campers are convinced they are lost on the way here because you come through a beautiful neighborhood of mansions and multimillion dollar homes. The park is in a secluded area where the park owners chose to keep the peace and tranquility of the natural area. This is not your typical park location. It is built in the middle of some of the most expensive properties in the suburb of Houston called Sugar Land. Once you are on the wooded property, you would believe you are miles away from civilization. However, our park’s neighborhood has two Starbucks, a “Signature Kroger” grocery store, multiple local restaurants, major bank branches, spas, Target, Walmart, etc.

Our park features back in, pull thru, full 20/30/50 amp water and sewer sites. Some amenities include trash services, bbq/grill, picnic tables and beautiful waterfront views to list a few. Outdoor activities include backpacking, fishing, hiking, kayaking and canoeing to list a few. 

Again, this is not like the other RV parks in the area built with lots of concrete, no trees next to a highway.  We enjoy the secluded outdoors and the amenities of the higher end neighborhood. Whether its for a short and or long term stay, we hope to see you soon!

SEWER

Sewer lines must be attached with the proper plastic sewer elbow or rubber donut. After cleaning your sewer hoses, please store them properly. Please do not put any diapers, wipes or hygiene products in the sewer lines as they clog up the septic system.

BAR-B-Q'S

Fires and Bar-B-Q’s are to be enjoyed in proper pits and designated locations only.

FIREWORKS

Fireworks are prohibited.

MOWING

It is your responsibility to see that everything is put away in a neat fashion on your RV site.

PETS

Pets must be kept on leash at all times and you must pick up pet waste and dispose of properly. Do not chain pets outside. All animals must be kept inside at night. Only two household pets are allowed per site. Pet owners must comply with all applicable state and local laws and ordinances, and shall confine pets to Tenant’s RV space. All pets must accompany Guests when they leave Brazos River Retreat RV Park and at no time may be left unattended. Guests shall remove pets from Brazos River Retreat RV Park upon demand in the event that said pet shall, in any way, disturb other guests. Brazos River Retreat RV Park has complete exclusive discretion to decide if your animal is aggressive.

LAUNDRY

No clotheslines are permitted. Do not hang laundry outside of your RV.

FISHING RESTRICTIONS

Fishing is permitted, however catch-and-release only in the pond. The pond is stocked with good-sized bass and catfish. We are also right on the Brazos River which is known for BIG FISH — huge catfish (30 lbs+ and Alligator Garfish 50 lbs+ are in the river).

GENERAL

Brazos River Retreat RV Park will not tolerate any onerous, noxious or offensive activity of any sort that could interrupt and/ or adversely affect the enjoyment of other parties utilizing our facilities. In the event of such onerous, noxious or offensive activities, or in violation of park rules in the judgement or management, parties responsible for such activities will be required to leave Brazos River Retreat RV Park immediately without a refund. If you fail to comply with any rules, you must leave the park upon being notified by park management and will be charged with trespassing if you do not leave when asked to do so.

THEFT OF SERVICES

According to TEXAS PENAL CODE SECTION 31:04(b), any guest who leaves without paying for site services, or who refuses to pay for site services when due, is subject to criminal prosecution. We are providing service hookups for your RV. We require full payment in advance and will prosecute any violations in the “THEFT OF SERVICES LAW”.

REFUNDS

If you receive a weekly or extended stay rate, no refunds will be given if you leave early. Your deposit on an extended site is a security deposit and will also be used as an electric deposit after you move in to your site. Reservation is viewed as a “two-way” agreement. We hold the space, which you have reserved, turning away all future requests in return for your payment. Customers will have 24 hours after making a reservation to cancel their reservation for a cancellation charge of $50. No refunds beyond the 24 hour cancellation period. No refunds for reservation fees less than $50. Security deposits are put down to hold a site and if you chose not to take that site after putting a deposit, then the deposit is not refundable. There is a 24 hour notice required prior to departure for all deposit refunds. There are absolutely no refunds for rent for any guests for early departure. Security/Electric deposit will be refunded in full once the site is vacated and account is paid in full and a 24 Hours notice prior to vacating the site is provided.

SITE INSPECTIONS

Management conducts inspection of all sites. Please note the following rules for the outdoor area of your site. Outside water heaters, refrigerators, freezers, permanent furniture, fences, children’s water toys, indoor carpet, walls, poles,signs, barriers or excessive ornaments are not allowed. Unsafe, cluttered or unsightly RV sites will not be tolerated. Your site must be kept litter free including Cigarette butts. All trash must be placed in the dumpsters. No tarps may be placed at any time. Any improvement or changes to the RV site must be pre approved. Please use storage sheds instead of leaving items around and under your RV. Please get your storage shed pre approved by management.

GUEST NOT A TENANT

You are a GUEST NOT A TENANT. You may not assign or sublet your RV site and only one RV per site. You are being provided services under a Site Services Agreement. The instant you violate any of the rules and regulations of the RV Park, you are subject to immediate removal. There are no refunds for any guests who fail to follow park rules. You are not under a Landlord/Tenant agreement. You are a guest who has use of the RV facilities only as long as you obey the rules and regulations here. Theft of services applies and is listed in detail on this page.

DAMAGE

Brazos River Retreat RV Park will not be responsible for loss or damage to Guest’s property due to theft, vandalism, fire, any other casualty or act of God. All guests are responsible for any injury or accident that they are involved in. RV Guest expressly assumes all risk of such loss or damage and must carry his or her own insurance. In addition, damages of any kind caused by a guest or visitor of the park shall be billed to the guest.

NON SMOKING

Brazos River Retreat RV Park endorses a clean, healthy environment. Smoking is strictly prohibited in any common building on the property

SITE FEES

Site fees and any other payments (ie utilities) are due and payable by Noon on due date. You may set up automatic credit card billing in the office. Any payments that are late by more than 24 hours will be subject to a $25 late fee on the first late day and $10 per day thereafter. Partial payment must be made and payment arrangements must be made with the office to have an option to pay with late fees for balance at a later date. We reserve the right to remove RVs from our premises for non payment after the due date. There is a 24 hour notice required prior to departure for all deposit refunds. There are absolutely no refunds for rent for any guests for early departure.

CHILDREN

Children under the age of 18 must be accompanied by an adult at all times while in the RV Park or using any of our amenities. River access from your site is at your own risk. Please make sure and supervise children around these facilities especially and do not leave them unattended.

QUIET HOURS

Quiet hours are from 10 PM to 8 AM. Please be courteous to other visitors around you. Loud noise is not allowed at any time. Inconsiderate visitors will be required to leave immediately. Public intoxication, excessive noise, nuisance, illegal drug sales or usage, nudity, fireworks, firearms, profanity or illegal activity are prohibited. Guests will not make any improper, unlawful or inappropriate use of the RV space or facilities of Brazos River Retreat RV Park. Guests shall honor quiet times, refraining from loud music or disruptive behavior. Guests are responsible for the behavior of all visitors.

VEHICLES

Observe 5 M.P.H speed limit. There is an extra charge if you have more than 2 vehicles in addition to your RV. Working on vehicles is prohibited. All vehicles must either be parked in your assigned space (on gravel and not on grass) or in designated parking areas. No parking on streets, landscaped areas, lawns or empty RV spaces. Absolutely no Four Wheelers/ATV’s can be driven in the park. Boat Trailers are considered vehicles. Any vehicles parked on empty RV spaces are violation or park rules and will be towed at owner’s expense. All RV’s must have plates and tags current. Any RV with expired tags will be asked to leave immediately and might be towed away for violation of park rules.

CHECK IN

All guests must register upon arrival at the RV park. The responsible registering guests must register all persons in their group including any extra guests who might arrive at a later time. All RV sites are rented for 2 adults and 2 children under the age of 18. Any additional guests are charged at $5 per day.

Safety First!

A major attraction for campers at our park is the natural environment of the campground which is located adjacent to the Brazos River. The campground’s environment and river each have dangers and nuisances that can be problematic to campers. Horses, Wild animals (deer, wild hogs, snakes, insects, spiders, ants, etc.), adverse vegetation (poison ivy, poison oak, loose branches, falling trees, etc.) and a natural pond do exist on and/or occasionally cross through the property. The Brazos River is fast moving and the banks of the river are slick and can also give way without warning. Fire pits and barbecues are located on the property. Any and all of the above could cause serious harm or even death. Further, there are both risks and uncertainties not limited to the above that exist on the property that could cause harm and/or adverse effects to Campers, and/or their guests, agents, invitees, contractors.

INDEMNIFICATION AND WAIVER OF LIABILITY

Guests shall indemnify and hold harmless Brazos River Retreat RV Park, its officers and employees from all claims, liability and expenses, including but not limited to attorney and other professional fees, for injury to person(s), loss of life or damage to property arising cause by fire, water, wind, civil strife, or acts of God, Park Owner (or their employees, agents or invitees) and/ or Guest’s exercise of his or her rights hereunder, guest’s actions or inactions regardless of whether such loss was caused by the gross negligence or intentional acts of Brazos River Retreat RV Park or its officers and/or employees. Campers and customers, either or both, indemnifies and holds harmless Brazos Bend RV Park LLC (dba Brazos River Retreat RV Park), their employees, contractors, agents, officers and/or owners for any adverse encounter, injury, harm or like that they, and/or their guests, agents, invitees, contractors or like have and/or experience related to the campground, property or surrounding properties. Brazos Bend RV Park LLC (dba Brazos River Retreat RV Park), their employees, contractors, agents and/or owners are not responsible for personal injuries or harm, damage to vehicles and/or personal property due to falling limbs, trees, river flooding, theft, and/or vandalism.

This is not a nice place. I would never recommend to anyone. Trailers crammed in no office, no signage, roads in disrepair. Turned right around and left.

Not well maintained rv park. Gravel, dirt entry and interior roads. No office, only a park host. A lot of mosquitoes, knats, flies. Poison ivy, oak, sumac all over the ground and up tree trunks. Small entrances. Sites close together in the middle. Our site was roomy and shaded. Quiet. Mostly full time residents. Pond does have fish, but too many bugs to enjoy.

Park is unkept. Dead trees, grass not mowed. Grass is growing up through what's left of the white rock RV pads. Bathrooms and showers are old and run down. The water connection on our site is broken. Had to use our self-contained water. Left a day early because we had no water. A LOT of long-term campers and all the stuff. The manager was very friendly!

My husband had some business in Houston so we decided to take our 5th wheel and stay for the week. We were so pleasantly surprised! It is so close to town and you would never know! So peaceful. This place was just beautiful with all the trees and beautiful lake with the fountain. We met some very nice people and fur babies while we were there also. Would highly recommend if you’re in the Sugar Land/Missouri City area. We will definitely be back when we are in the area

It was very quiet you do feel like you’re out in the country , but everything was old and falling apart around the pond. No grassy area or shade from trees where we were nothing but dirt. It seems like a RV park for people living there full time not vacationing there . It was a bad time to go, it was to hot to see what was around. Maybe in The Fall would have been nicer. Attacked by ants. Farreral cat’s tore our trash bags. Really not much to do and to hot to do anything anyway , but stay inside the RV.

Nice little park close to all of the amenities that Sugar Land has to offer on Hwy 6 South. Has some long termers in it so not a resort but its quiet for those of us who actually do extended stays.

Be SURE to watch carefully as you go down Hagerson Road---#1631 isn't far down the road, on the left, but if you go past it, there is no place to turn around, and about a mile down the road is a dead end...with no room to turn around with a 37' trailer. And the ditches on both sides of the road are too deep and muddy to get off the road. You will be backing up the entire way to get back to the park! We did it, but I wouldn't advise it! :-) Be sure to take plenty of mosquito repellent as the park is on the Brazos River and all the water in the area attracts those pests! Aqua, the camp host, was gracious and helpful. The park was quiet, not much activity, but we didn't stay in our trailer much as we were there to see San Jacinto, NASA, Kemah and Galveston, all of which were about an hour's drive away. Staying here kept us from having to drive through major Houston traffic with the trailer.

We had a really nice stay at Sugarland RV Park. Very quiet & quaint. It was so relaxing to have the pond, trees & river to visit. I was pleasantly surprised by this park. It doesn’t have much online presence (website updates or social media) from the last few years. There were many mixed Google reviews from guests over the last year. I could see how the roads could be troubling when they are in a heavy rainfall situation, but for our trip it was in great shape. The laundry facility was clean and useful. They even had the CSCgo app equipped machines, so I didn’t have to use quarters. The manager was reaching by call or text at all needs I had. We were welcomed by the camp host. Overall, it was a great trip, and we would certainly visit Sugarland RV Park, again!

Morning of our arrival, recevied call that they were overbooked and moved us to a separate RV campground. Upon arrival at new campground after checkin time, site was not ready for us as previous guests left pads, sewer hoses, and concrete blocks at site. Needed to wait for them to clear site. Was promised a discount for all issues but did not receive.

Do not stay here until they fix the roads and sites. The sites sink in. The roads and sites are all dirt and not maintained. Our site our 5th wheel sank into all the mud. They said it was filled in with gravel. The neighbors told us they use clay! The area is a swamp. Stay away! We have foot deep ruts.

Hidden gem! The park appears to be full of “long term” RVers and in some spaces there is just “ample room” between the rigs. We stayed here for 3 nights in Space #4, right at the entrance to the RV Park. We looked out at the small pond, which made our mornings and evenings feel very tranquil. The park is extremely quiet, and everyone was extremely friendly. There are huge mature trees throughout the facility, a horse pen with two resident horses and little squirrels scamper about just adding to the serenity of the place. Laundry and Shower facilities are new and clean are are in a “Pod” on site. While very close to the Brazos River, we were unable to find a walking path that would take us down so we could get a look…much of the property that can be seen in the photos on their website, is roped or fenced off from access. All in all, we enjoyed our time here, and would definitely return when we are in the area again.

A rustic camp with gravel spots, and lots of trees. No extra frills or amenities but we were given a large site right by the river with lots of shade trees. We were disappointed with how many full timers were in the park but unfortunately that seems to be the case lately when we camp. Not all sites are as nice as the one we were given, some have a parking lot feel to them and crowded. Very nice camp host that was great about letting us pick our spot from the few that we’re open.

We were only in this park overnight,however, the pictures posted on the website are very deceiving. The park doesn’t look anything like the pictures showed. The sites are small. No fire ring. No picnic table. Sites were graveled. The water faucet was broken and we were unable to shut it off, making it difficult to hook up and disconnect. We did call and let them know the water was running when we left the site. Check out on line states at 11am and check in at noon. When we arrived at 11:55 am the site that was originally designated for us was still occupied. We also had booked a pull through site on the website. And this site was a back in. The young lady who helped us was extremely apologetic. She helped us get a different site that someone else was leaving out of. For the price of $50 per night, don’t waste your money. Walmart parking lot would’ve been a better option.
