Located directly across CA-20 from Blue Lakes, our humble roadside RV & Tiny Home park has full hookups, mainly back-in sites, and a number of amenities. We provide long term stays, in & out camping, as well as overnight Tiny Home & Retro RV experiences. We invite you along to share our love of the outdoors and our passion for tiny living.

Our RV park is a cozy, well shaded, carefully curated space that prioritizes relaxation. Kick up your feet, you deserve this vacation! Available for camper use we have: full site hook ups, a private beach & dock, WiFi, restroom, shower with hot water, coin laundry, a fully-fenced dog park, hammocks, BBQ pits, camping games, a patio space reserved for campers, and a budding community garden.

Our beach offers stunning views of Upper Blue Lake and has a private dock for you to jump in the refreshing water, launch your kayak, or cast a line and reel 'em in! Plus across the street is Blue Lakes Road, a couple miles worth of scenic country road, great for a hike, jog, or bike ride.

Check In/Out Times

Check in between 2pm-9:30pm. Check out at 12noon. Check in's are not allowed after 9:30pm as quiet time begins at 10pm. If you would like a later check out time, you must request this at the office. Late checkouts are never guaranteed so please be prepared to leave at 12noon.

Maximum Length of Stay

You can stay up to 28 nights. After 28 nights, you must check out. If you would like to apply for a longer length of stay, you must fill out an Application for Residency then (if your application is accepted) undergo a credit, background, and income verification check.

Sewer

All sites are FHU with water, electric, and sewer. Only biodegradable items may enter our sewage system.

Fires

No campfires or fireworks. Small propane fire pits and small propane grills are okay. We have charcoal grills available in both the dog park and camper patio.

Parking

Park only in your site or along the dog park fence. Park along the dog park fence to maximize your sites outside hangout space. No parking on the beach. No blocking the roadway.

Visitors

No visitors between 10pm - 8am. Up to 4 visitors allowed per site.

Adults

Adult campers are responsible for their actions and the actions of their children, pets, and visitors.

Tents

One tent may be set up for children to play in during the day - no tent sleeping

Behavior

Be respectful and mindful. No disruptive noise, causing ruckus, or physical altercations. Practice campground etiquette. Do not enter occupied sites. Follow posted rules.

Quiet Time

Quiet time is 10pm - 8am

Cleaning

Keep a clean site: clear of trash, clutter, and personal items. Please respect the natural environment of the property. If you have a septic spill of any size, immediately inform staff so they can sanitize the area.

Pets

Must be leashed at all times. Pets are allowed throughout the park, at the beach, and in the lake. Pets may only run free inside of the dog park. Dog pens are okay but pets must be supervised while in the pen.

Our road is narrow and most sites are back-in. Even so, we have had rigs of all sizes successfully navigate through the park and into their site. We encourage all drivers, especially those with large rigs, to drive slowly and cautiously through the park.

My stay at Blue Lakes Village was picture-perfect! I spent a night in a retro RV and it was like camping on easy mode—all the fun stuff and none of the hassle. The RV was outfitted with enough vintage-inspired perks for a longer stay, too. The stars were so bright and I heard an owl hooting as I fell asleep! I loved my time at Blue Lakes Village and I will definitely be returning!

Wonderful RV/tiny home park!!! We stayed in the most beautiful and spacious tiny home for four nights. The tiny home had a beautiful large kitchen, spacious bathroom with full shower, living room area with pull out sofa, and a loft area with a large bed. It also had a comfortable outdoor seating area with a beautiful view of a field (we saw lots of deer). The park is well maintained and quiet, and has various common areas, including a well-kept patio, dog park, and community garden. Management is caring and attentive. We couldn't have asked for a better stay!

We loved staying in the Big Retro RV! It was a quick trip but the RV itself was cute, cozy and clean. The grounds are well kept and it was so nice to have lake access right across the street. Would definitely stay again!

The glamping tent was less than expected. I could not stay in it. This was misrepresented on the Internet. I am waiting for my refund because I could not stay there. Thank you.

Blue Lakes Village RV is the worst place we've stayed on a 30+ day trip to federal, state, local and private parks. Its cost to us was $105, more than we've paid this trip, and its description leads you to believe it has wonderful amenities. It does not. It has a restroom-laundry building with two uni-sex bathrooms, two uni-sex showers with VERY tiny shower stalls. The building seems roughly built. The park has fairly tight roads and small gravel sites. Our 25-foot Class C and tow barely fit the site. There are no fire rings (even if they could be used) and no picnic tables. There is no WiFi (for $105?!), no cable and no clear sites for satellite domes. The "beach access" was a laugh. We followed the instructions, entered the code and tried to find the silver box to open as directed. There was no silver box and no way to enter the beach. Could the beach access have been closed for Labor Day, too, on a day when people want to visit the beach? The gardens the park touted were in a side lot. They had signs to leave them alone or words to that effect. Sort of "go away." Sooo, what was the benefit of the gardens to RVers? Because we visited on Labor Day, the office was closed, as were the public areas. They seemed nice. The dog yard was actually nice. Built of redwood, it was large, had hammocks, a covered area, and seats. The park had poopy bags and signs to pick up after your dog. Some big dog owners don't respect others. The dog yard attractions were diminished by poop piles. The trash and recycling bins were overfilled to the point their lids couldn't be closed. We couldn't deposit our daily trash. For this, we paid $105?! Oh, also, the water cut off at 9 a.m. We are not resort RVers. This was a lot of money for us to pay, and we expected a quality site with amenities you would get at a $40 site at an average RV park. We didn't get them. We DO NOT recommend this park to other travelers.

A pleasant surprise! More long term living but a very clean and well manicured campground. Loved the private lake access with a doc. Fun for summing, fishing and relaxing. Glad we found this place. Very nice and hospitable people.

This RV park is definitely NOT a resort! We paid (with tax) $96 per night for a 50 amp hookup on a gravel pad with a view of a run down Airstream with flat tires that had obviously been there for a very long time (park is mostly full time occupants). Acrosd the street is Pine Acres RV Park, I much nicer park with beach front sites for $70 per night. They brag about their private beach access which is across a very busy hwy 20 with no parking. The "beach" is dirt with over grown weeds and bushes which is about 10 feet in length and can accommodate maybe 6 chairs. It is a joke. I would give this park a 1 star, but the staff was very friendly and they have a nice dog area. Needless to say, this place is a $45 - 50 per night park even in today's high rv park pricing. We will not be back and would recommend any looking for a place to stay at Blue Lakes to avoid this park.

The campground was clean and well kept. We felt comfortable and safe. Our little dogs were welcome and they enjoyed the fenced dog park. Staff was helpful and very friendly. We will stay again!!! The only thing I would suggest is a crosswalk to get safely across the highway to the beach.

Our family had an excellent time! The campground was very cute and the staff were incredibly welcoming and kind. Only downside was having to cross the highway to get to the beach, but it was worth it once you got there. Very private with a cute dock. The kids enjoyed swimming and fishing. We would definitely come back.

Het is een klein kampeerterrein met redelijk veel vaste staanplaatsen. We hadden een schaduw rijke plek daar er veel bomen staan. Er is een klein prive strandje bij het meer voor camping gasten. Je moet daarvoor wel een drukke weg oversteken. Sanitair was slecht, er was in de 2 nachten dat wij er waren niet schoongemaakt of aangevuld. Het schoonmaken was volgens ons al een hele tijd niet gedaan!
