Bell Villa RV Park — Policies

These policies govern all reservations and stays at Bell Villa RV Park, located at 3450 S Suncoast Blvd, Homosassa, FL 34448. By making a reservation, checking in, or otherwise using our property and services, you (“Guest”) agree to be bound by these policies. If you do not agree, please do not book or stay at our property. Bell Villa RV Park is owned and operated by Veer Real Estate Inc., d/b/a Bell Villa Motel and MPH, and management reserves the right to refuse service to anyone, at any time, for any reason, including but not limited to violation of these policies.

TERMS AND CONDITIONS

Reservations.

Reservations may be made online through our website, by phone at (352) 398-5328, by email at [email protected], or in person, subject to availability. At least one adult (21 years of age or older) must be named on every reservation and must be present for the full duration of the stay. Maximum number of people is no more than 6 per site. Reservations are not transferable to another party without our prior written consent.

Rates and Site Assignment.

Site rates vary based on season, site type (such as full hookup, pull-through, or back-in), length of stay, and location within the Park, and are subject to change without notice until a reservation is confirmed. Current rates will be quoted at the time of booking or are available upon request.

Check-In, Check-Out, and Office Hours.

Check-in time is 2:00 PM and check-out time is 12:00 PM. Early check-in or late check-out is subject to availability and may incur an additional fee, and guests who fail to check out by 12:00 PM without prior arrangement may be charged for an additional night.

Length of Stay.

Guests may stay for a maximum of six (6) consecutive months. Any request to extend beyond six months must be approved in writing by Park management in advance and may be subject to a separate long-term stay agreement. There will be no children, 18 years old or younger, accepted in any site that is payable at a monthly rate.

Identification and Registration.

All guests are required to complete a registration and present a valid government-issued photo ID, proof of valid RV insurance, and vehicle information (license plate, make, and model) at check-in. Bell Villa reserves the right to refuse or terminate a stay if proof of insurance is not provided.

Site Occupancy and Visitors.

Guests entering the Park but not staying overnight must register at the main office, obtain a visitor parking permit, and park only in designated visitor areas. Anyone staying overnight, even for a single night, must be added to the registered Guest’s reservation in advance; unregistered overnight guests are not permitted and may result in additional charges or removal from the Park.

RV Requirements and Site Standards.

RVs must generally be no more than 15 years old, though exceptions may be granted at management’s discretion for RVs that are well-maintained and in clean, presentable condition; guests with an RV older than 15 years must submit photographs of the RV along with its service and maintenance history to Bell Villa for review and approval prior to arrival. Bell Villa reserves the right to deny entry or require removal of any RV that does not meet these standards or otherwise poses a safety, sanitation, or aesthetic concern to the Park.

Pets.

Pets are welcome at Bell Villa RV Park. There are no breed restrictions, but pets must be on a leash at all times when outside the Guest’s RV or site, and dogs with a known history of aggression must be muzzled while outside the RV. Owners are responsible for immediately picking up and disposing of pet waste, and are fully responsible for any damage, injury, or disturbance caused by their pet. There is no standard pet fee and no proof of vaccination is required at this time, though pets exceeding the standard number of 2 pets allowed per site are subject to an additional charge, and Bell Villa reserves the right to request proof of vaccination or remove any pet that poses a danger or nuisance to other guests.

Property Rules and Guest Conduct.

Bell Villa RV Park is a quiet, family-oriented establishment, and all guests are expected to maintain respectful and acceptable behavior at all times. Quiet hours are observed from 10:00 PM to 8:00 AM daily. Excessive or public drinking, domestic disputes, arguments, violence, illegal drug use or activity, or disrespectful, abusive, or threatening language directed at management, staff, or other guests will not be tolerated and are grounds for immediate refusal of service, eviction without refund, and, where appropriate, referral to law enforcement.

Amenities

Bell Villa’s amenities are currently under construction and will be made available as soon as they are complete. Once available, amenities will include either Wi-Fi or cable television (each site will be provided with one or the other, but not both), shared bathroom facilities, and coin-operated laundry, for the use and enjoyment of registered Guests. Amenities are provided on an as-available basis and may be temporarily unavailable due to construction, maintenance, weather, or circumstances beyond our control, without entitling Guests to a refund or credit.

Guest Property and Liability.

Bell Villa RV Park and its owners, management, and staff are not responsible for any accidents, injuries, illness, loss, theft, or damage involving guests, guests’ visitors, or their belongings, whether occurring at a Guest’s site or anywhere else on the property. Guests are encouraged to keep valuables secured. Use of the Park and its amenities — including but not limited to Wi-Fi or cable, bathroom facilities, coin laundry, roadways, and common areas — is at each Guest’s own risk, and Guests assume all risk associated with their stay and use of the property and its amenities.

Damage to Property.

Guests are financially responsible for any damage to their site, Park property, utilities, landscaping, or the property of other Guests caused by themselves, their occupants, visitors, pets, or vehicles during the stay. For monthly stays, the cost of any damage will first be deducted from the security deposit described under Payment Policy below; if the cost of repair or replacement exceeds the deposit on file, or for stays without a deposit on file, Bell Villa may charge the Guest’s payment method on file for the full cost of repair or replacement.

Right to Refuse or Terminate Service.

Management reserves the right to refuse service, deny check-in, or remove any guest from the property at any time, without refund, for violation of these policies, illegal activity, disruptive or unsafe behavior, nonpayment, providing false registration information, or any other reasonable cause. Guests asked to leave under these circumstances forfeit any deposit and remain responsible for any amounts owed.

Website Use.

This website and its content are provided for informational purposes to help guests learn about Bell Villa RV Park and request or complete reservations. You agree to use this website only for lawful purposes and not to submit false, misleading, or fraudulent information when making a reservation or inquiry. All content on this website, including text, photographs, logos, and design, is the property of Bell Villa RV Park and may not be copied, reproduced, or used without permission. We make reasonable efforts to keep information on this website accurate and current but do not guarantee that all content, including rates and availability, is free of errors at all times.

Limitation of Liability.

To the fullest extent permitted by law, Bell Villa RV Park, Veer Real Estate Inc., and their owners, management, and employees shall not be liable for any indirect, incidental, special, or consequential damages arising from a guest’s use of this website, a reservation made through it, or a stay at the property, beyond the amount actually paid by the guest for their stay.

Governing Law.

These policies are governed by the laws of the State of Florida, without regard to conflict-of-law principles. Any disputes arising from a reservation, stay, or use of this website shall be resolved in the state or federal courts located in Citrus County, Florida.

PAYMENT POLICY

Accepted Payment Methods.

We accept most major credit cards, debit cards, and cash. With your consent, payment information may be securely stored on file through our payment processing system for future charges related to your stay, such as extension charges, damages, or incidentals; we do not store full card numbers on our own servers, as stored payment data is held by our PCI-compliant payment processor.

Rates and Additional Charges.

Site rates vary based on season, site type, length of stay, and location within the Park. Additional charges may apply for guests exceeding the standard occupancy limit for a site, additional vehicles beyond the standard allotment, and pets exceeding the standard number allowed per site; these will be disclosed at booking or check-in.

Security Deposit (Monthly Bookings).

Daily and weekly stays do not require a deposit. Monthly bookings require a one-time, refundable security deposit of $250, due at the time of booking. This deposit functions similarly to a hotel incidentals deposit: it is held to cover any damage to Park property, the site, or amenities caused during the Guest’s stay, and, provided there is no damage, will be refunded after check-out, less any amount owed under the Cancellation Policy below.

Deductions From Deposit

Without limiting the general right to charge for damages, the following will result in loss of all or part of the deposit: damage to the site or Park property; unregistered overnight guests or visitors not disclosed at check-in; an unauthorized pet or pets exceeding the number disclosed at check-in; excessive noise or disturbances, or a call to law enforcement for any reason related to the guest’s stay; and any other violation of these policies resulting in cleaning, repair, or replacement costs. If the cost of repairing or replacing damaged property exceeds the deposit on file, the Guest remains responsible for the excess amount, as described under Damage to Property above, and management reserves the right to charge the guest’s payment method on file for the additional cost and to pursue payment, including legal action if necessary.

Payment for Extended Stays.

For monthly bookings, continuing a stay beyond the originally booked period requires advance payment for the next period before the current one ends; sites not paid in advance for the next period may be required to vacate at the end of the current paid term.

Failure to Pay.

Failure to pay any amount due, including extension of stay or charges resulting from damages or policy violations, may result in immediate refusal of further service and removal from the Park without refund of any remaining prepaid balance.

CANCELLATION POLICY

Cancellation Window and Penalties.

Cancellations are evaluated based on how far in advance of the scheduled arrival date the cancellation is made, and apply to all amounts paid, including the $250 monthly deposit. Cancellations made more than 7 days before the scheduled arrival date receive a 100% refund of all amounts paid. Cancellations made between 3 and 7 days before the scheduled arrival date are subject to a 50% cancellation penalty, with the remaining 50% refunded. Cancellations made less than 3 days before the scheduled arrival date are non-refundable, and the full reserved amount, including the deposit, is forfeited.

No-Shows.

A reservation is treated as a no-show if the guest does not arrive and does not contact Bell Villa RV Park to cancel or reschedule by the scheduled arrival date. No-shows are treated the same as a cancellation made less than 3 days in advance and are non-refundable.

How to Cancel.

Cancellations must be made directly with Bell Villa RV Park, either through the contact information provided on this website or in person, and are effective as of the date and time the cancellation request is received, not the date the reservation was originally made.

Early Departure.

This Cancellation Policy applies to cancellations made before the scheduled arrival date. Once a guest has checked in, no refunds or rate adjustments will be issued for checking out early or shortening a stay already in progress.

Changes to a Reservation.

Date changes or modifications to an existing reservation are treated as a cancellation of the original reservation and booking of a new one for purposes of this policy, unless otherwise agreed to in writing by management.

We do not sell your personal information to third parties.

Payment Information and Security.

Payment data is stored and processed securely through our PCI-compliant payment processor; we do not store complete card numbers on our own systems. We do not knowingly collect personal information directly from individuals under the age of 18; information about minors is only collected as part of a family’s reservation details provided by the adult Guest making the booking. If you believe we have inadvertently collected information directly from a minor, please contact us so we can address it.

We may update this Privacy Policy from time to time to reflect changes in our practices or for legal, operational, or regulatory reasons. The current version, with its effective date, will always be posted on our website, and your continued use of our website or Park after changes are posted constitutes acceptance of the revised Policy.
